Northstar Center - Minneapolis, MN
Northstar Center is a 1.6M SF mixed-use asset located in the heart of the Minneapolis CBD. We took over a highly distressed asset and have since repositioned it as a $300M master planned redevelopment. After buying out a legacy ground lease and subdividing the site into 4 distinct uses, we successfully obtained federal and state historic tax credits, created an REA regime, designed a multi-use repositioning, and turnkeyed a 218-key hotel project and a 221-unit residential conversion project to end developers. We are now focusing on transforming the office/commercial product into a hospitality-infused workplace of tomorrow.

7900 Harkins Road - Lanham, MD
One of our signature investments, we led the full lifecycle of the project from acquisition through disposition, leasing the building from 0% to 100% occupancy through a direct negotiation of a 324,000 SF lease with a public company, conception and execution of a complex capitalization, management of a complete renovation of the building, and the $82M sale of the asset. The asset is now a highly amenitized, Silicon Valley-caliber tech company workplace that has set a new bar for HQ space in its submarket.

801 Market Street - Philadelphia, PA
We led a two-stage acquisition and assemblage of a 700,000+ SF building in CBD Philadelphia. After purchasing the upper office floors of the building in 2016 we proceeded to acquire the bottom office floors and integrate them into a cohesive office stack under a reinvented Condo Declaration and shared building systems regime. Through the leasing of hundreds of thousands of square feet of space under complex GSA leases, management of several buildouts, and the completion of two phases of senior and mezzanine financing, we have positioned the project for a successful stabilized exit.

River Park Plaza - St Paul, MN
A testament to our ability to make an immediate and meaningful impact, we acquired this 343,000 SF office building in St Paul, Minnesota and quickly stabilized it through a holistic renovation of the building amenities and exterior plaza, a space expansion with the anchor tenant, and leasing of the asset from 47% at acquisition to 89% at exit. In only 14 months we were able to reposition the property from a distressed asset to a successful and stabilized product.

Oak Hill Plaza - King of Prussia, PA
Recognizing positively shifting submarket dynamics, we purchased a distressed office asset and proceeded to upward-reposition it through a thoughtful modernization/renovation program. After successfully financing and leasing the asset to stabilization, we exited the project with a strong return and re-introduced the property as one of the best performing office buildings in the submarket.

400 West Capitol is a 615,000 SF Class-A office tower in the Little Rock, Arkansas CBD. We’re currently repositioning the asset as the finest Class-A product in its submarket through a large scale renovation of both back-of-house and front-of-house programs. Featuring a 20,000 SF food & beverage facility, golf club , fitness center and hospitality-serviced meetings facility the asset is being re-distinguished as a default setting for flight-to-quality users.
